  • Village owner’s prior consent in writing is required. There are time limits contained in the Residential Site Agreement.

  • Yes, you can have visitors stay over. For emergency and security purposes, they need to be registered with the office. All visitors must be accompanied by a resident at all times within the community areas including the swimming pool 

  • Apart from residents’ own carport and driveway, visitor parking is available in designated areas. Generally no parking in the street, excluding set-down and pick-up.

  • No. A budgie or goldfish is acceptable (to be kept indoors). The no-pets policy also means no pet noise, smell or waste for your neighbours to contend with — something residents tell us they genuinely appreciate.

  • Only manufactured homes currently built by Dahlsford Grove Lifestyle Village.

  • Nothing without the written consent of the park owner. Any alteration or addition must not detract from the aesthetics of the village 

  • You have the same protection as any other tenant in rental accommodation. You are protected under the Residency Tenancy Act 1997 and the Residential Tenancy agreement in force. 

  • Yes. Electricity, water and any additional charge that may be determined by the village owner in the future in accordance with the site agreement. 

  • You may choose to sell via the Sales Office in the Village - which will attract a commission at current rates, OR a Real Estate Agent, OR sell it yourself. 

    The proposed purchaser of a relocatable home from a resident must be approved in writing by the village owner prior to the sale proceeding.

    When you do sell, any capital gain is yours to keep.

  • Yes. Further Village Rules are in place with regard to the hours the facilities are available and generally as to their use and restriction, as a safeguard for all residents. 

    The facilities themselves include a large central activity space with library, hair salon and doctor's room, plus a huge indoor heated and air-conditioned mineral salt pool open year-round.

The Purchase Process

Buying at Dahlsford Grove is deliberately simple. We don’t use agents, we don’t use pressure, and we walk you through every step. From your first phone call, to moving in, most people are settled within a few weeks—though there’s no rush either way.

Step 1: Enquire

Call or email. Tell us what you’re looking for, and ask us anything. No forms, no follow-up calls you didn’t ask for.

Step 2: Visit

Come for a private tour of the village. 
Meet our team, see the homes available, and 
get a genuine feel for the place before you decide anything.

Step 3: Find a Home

Choose the home that feels right. We’ll walk you through the paperwork, the fees and the timeline—in plain English, at your pace.

Step 4: Move In

We help coordinate settlement and moving day, introduce you to your neighbours, and welcome you properly to the village.

A note on the formal process

We operate under the NSW Residential (Land Lease) Communities Act 2013 & Regulation 2015, which gives you clear protections at every stage. 

In practice, here's how the steps work:

  • Before any purchase, you'll have a short introductory meeting with our Directors or Management—a chance to make sure the village is right for you.

  • Once price is agreed between vendor & purchaser, we will issue a Disclosure Statement. You have 14 days to review it, arrange a building inspection, and ask any questions.

  • At the end of the 14-day cooling off period the purchaser is required to pay a 10% deposit.

  • A Deed of Sale is prepared by the village to be signed by both the Vendor and Purchaser, making the sale unconditional.

  • You'll then sign a Site Agreement, on or before settlement.
